On form 346, you will notice that there is a charge to you for “half a months rent + hst”, this is only if the Landlord/Listing Brokerage is not paying this. If this was to be the situation, I would have discussed with you prior to the offer being written up.
As we have to be transparent of what we as Realtors get paid, this is reflected on Form 320 (The agreement between the listing brokerage representing the Landlord and the co-operating brokage representing you, the Tenant), section 3, it is shown what my brokerage is being paid, and therefore there is NO charge to you for my services, my compensation is being paid by the listing brokerage.
